1. Building and postcode policy checked upfront.
Some lenders cap lending in high-density buildings or won't fund certain postcodes at all. We know which of our 70+ lenders will fund the specific building you're looking at, before you fall in love with it.
2. Body corporate and size checks done early.
Body corporate records, sinking fund balances and minimum apartment size all affect whether a lender will proceed. We check them while you can still walk away.

What deposit do I need for a Gold Coast apartment?
Budget 20% plus costs for the widest lender choice and no LMI. Below that it's still workable, 10% is common and 5% is possible, but the smaller the deposit, the fewer lenders will fund a high-density address.
Are some buildings harder to finance than others?
Yes. High-density postcodes and certain buildings carry exposure caps at some lenders and not others, which is why we check building and postcode policy before you make an offer.
Does buying off the plan change the finance?
It can. Off-the-plan and new-build settlement risk depends on how lenders value the completed property against the contract price, so we assess this before you commit.
Can I use equity in my current home instead of a cash deposit?
Often, yes. We assess your usable equity and structure the new loan so it doesn't tie your properties together unnecessarily.
