ABOUT SERRES, PROFESSIONAL LENDING EXPERT
Chat with Lee, your Gold Coast professional lending expert.
For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

A handful of lenders waive LMI to 90% and sometimes 95% for eligible legal, accounting and other professional occupations, which changes the deposit maths considerably.

FAQs
Which professions qualify for LMI waivers?
Eligibility varies by lender but commonly includes legal, accounting and select other professional occupations. A handful of lenders extend waivers to 90% and sometimes 95% for eligible professions.
How is bonus or commission income assessed?
Policy differs by lender. Some average it over two years, others discount it, and a few will assess it close to face value if your history is consistent. We choose a lender whose approach suits your income.
Can I use projected income from a promotion or partnership?
Some lenders will consider a confirmed upcoming pay rise or partnership offer with the right documentation, though most still rely on your current, evidenced income.
Does using a broker cost professionals anything extra?
No. Broker services are typically paid by the lender, not the borrower, so there's usually no direct cost to you for our advice and the work we do to find your loan.
