ABOUT SERRES, SELF EMPLOYED LENDING EXPERT

Chat with Lee, your Gold Coast self-employed lending expert.

For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

1. Income read the way you earn it.

Sole traders, contractors, freelancers and tradespeople, assessed on how your income actually arrives rather than against a payslip checklist.

2. Newer ABNs and alt doc considered.

Trading under two years, or your latest financials aren't lodged yet? Alt doc lending using BAS or an accountant's declaration keeps your purchase moving.

3. The right lender for your best year.

Some lenders average your last two years, others use your most recent year alone. On a growing business that single difference can change what you can borrow.

How Our broadbeach Mortgage broker helps

Why do self-employed Gold Coast borrowers use Serres?

A bank can only lend against its own policy. As your broker, we compare how 70+ lenders treat add-backs, BAS income and a shorter trading history, then place your loan with the one whose policy fits your numbers.

We review your rate every twelve months for as long as you hold the loan, so the structure that works while you're building the business keeps working as it grows.

FAQs

What financials will I need to apply?

Two years of tax returns and notices of assessment, your current-year BAS, and an ATO integrated client account statement are the starting point. Under two years trading, alt doc options exist using BAS or an accountant's declaration.

Can I borrow if I've been trading less than two years?

Often, yes. Some lenders will lend against a shorter trading history using alternative income verification rather than making you wait out a bank's two-year rule.

Will a lender use my best year or an average of two?

It depends on the lender. Some average your last two years, others use your most recent year alone, which matters if last year was your strongest. We choose the lender whose approach suits your numbers.

Do add-backs really increase what I can borrow?

Yes, when a lender assesses them properly. Depreciation, one-off expenses and interest on debt being refinanced can all lift your capacity, though policy on this differs a lot between lenders.
