ABOUT SERRES, BRIDGING FINANCE EXPERT

Chat with Lee, your Gold Coast bridging finance expert.

For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

How Our broadbeach Mortgage broker helps

Why do Gold Coast buyers bridge through Serres?

Bridging finance is short-term by design, so the structure matters more than the headline rate: peak debt, how interest is treated and how long you realistically have to sell.

We hold accreditations across 70+ banks, non-banks and specialist lenders, which matters most when timing, not rate, is what decides whether the move works.

FAQs

How long does a bridging loan usually run?

Most bridging periods run six to twelve months depending on the lender and whether your existing property is already on the market, which is why we structure realistic timing upfront.

Do I make repayments during the bridging period?

It depends on the structure. Some lenders capitalise interest until your existing property sells, others require repayments throughout. We match the structure to your cash flow.

What happens if my property takes longer to sell?

We build a realistic sale timeframe into the bridge from the start, and can talk through options with your lender if the market moves slower than expected.

Can I bridge if I already hold several properties?

Often, yes. Servicing across an existing portfolio changes which lenders will proceed, so we check policy across our panel before you commit to a purchase.
