Meet Lee, senior Gold Coast Mortgage Broker.
For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. Home loans should be simple, transparent and tailored to you. Here are the questions I'm asked most often, with no jargon and no sales spin — just straight answers.
What does using a broker cost me?
Nothing. The lender pays a commission on settlement and it does not change your rate — the same loan costs the same whether you come through me or walk into the branch. Because I am only paid when your loan settles, my interest is in getting you the right one.
How much deposit do I actually need?
Twenty percent avoids Lenders Mortgage Insurance, but very few first buyers have it and it is not the only route. Five percent works with several lenders, the federal schemes drop it further for eligible buyers, and a guarantor can remove the deposit hurdle almost entirely. I’ll tell you which of those you qualify for on the first call.
Will talking to you affect my credit score?
Not at all — no enquiry is made. A credit enquiry only happens once you ask me to lodge with a specific lender. Because I do the homework first, we lodge once with the lender most likely to say yes, which keeps your file clean.
How do I know if I’m paying too much on my current loan?
A quick test: if your loan is more than two years old and you have never asked for a review, you almost certainly are. Lenders price sharply to win new business and quietly let existing loans drift. I can tell you the gap in one phone call, and I will tell you when the answer is to stay put.
I’m self-employed. Is that a problem?
It is a third of what I do. Some lenders need two years of returns, others accept one, or BAS statements, or an accountant’s declaration — and they differ hugely on add-backs like depreciation, one-off expenses and retained profits. Choosing the right lender for your income shape is most of the value I add.
I’ve already been declined. Can you still help?
Very often, yes — and it happens more than you would think. The application shows as an enquiry on your file, but the decline itself is not a black mark. One bank’s answer reflects one policy out of forty-two. I look at why it happened, then go to a lender whose rules actually fit you.
