UPSIZING HOMES GOLD COAST

Move up without the sale and the purchase fighting each other.

Upsizing is a timing problem as much as a lending one. We model selling first, buying first and keeping the existing property, then structure the finance around whichever stacks up.

ABOUT SERRES, UPSIZING LENDING EXPERT

Chat with Lee, your Gold Coast upsizing expert.

For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

1. Built around the move, not just the loan.

Growing family, second home or simply more space, structured so the next loan works alongside your current one rather than against it.

2. Keep or sell, modelled both ways.

If keeping your current property and renting it out stacks up better than selling, we'll tell you, and structure the servicing so lenders agree.

3. Bridging available where timing is tight.

Where timing is tight, bridging finance lets you secure the next property before your current one settles.

How Our broadbeach Mortgage broker helps

Why do Gold Coast families upsize through Serres?

The hardest part of upsizing is rarely the approval, it's the sequencing: whether you sell first, buy first, or keep what you have and borrow against it.

We hold accreditations across 70+ banks, non-banks and specialist lenders, so the structure can follow what suits your family rather than what one bank happens to allow.

FAQs

Should I sell first or buy first?

Both work, and the right answer depends on your equity, servicing and how quickly your current property is likely to sell. Bridging finance makes buying first possible where the numbers support it.

Can I keep my current home and rent it out?

Often, yes. Keeping and renting changes how lenders assess your servicing, so we check whether the numbers work before you commit to the next purchase.

How much equity do I need to upsize?

It depends on the price gap and whether you're keeping the existing property. We assess your usable equity across our panel before you start looking.

What happens to my existing loan when I move?

Some loans can be ported to the new property, others are better refinanced. We compare both so you're not paying break costs unnecessarily.
