ABOUT SERRES, INVESTMENT LENDING EXPERT
Chat with Lee, your Gold Coast investment lending expert.
For over 14 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

1. Portfolio structuring, not single loans.
Equity release, refinancing and unwinding cross-collateralisation across multiple properties, so servicing works for your next purchase, not just this one.
2. Apartment and unit policy checked upfront.
Building-level and postcode-level policy, high-density exposure caps, and body corporate and sinking fund requirements, checked before you commit to a purchase.
3. 70+ lenders compared for investor policy.
Two lenders can look identical on price and reach opposite decisions on the same investment application. We know which one will say yes to your structure.

Why do Gold Coast investors use Serres?
Investors holding several properties need the structure to still work for the next purchase, not just approval for the one in front of them. We look at your whole portfolio, not one transaction in isolation.
We also know how differently lenders treat high-density and prestige stock, which matters if you're buying an apartment some lenders won't touch, or a waterfront property with a wide valuation range.

FAQs
How many investment properties can I finance?
It depends on your servicing capacity and how your existing loans are structured. Unwinding cross-collateralisation early often makes it easier to keep growing your portfolio.
Can I use equity in my home to buy an investment property?
Often, yes. We assess your usable equity and structure the new loan so it doesn't tie your properties together unnecessarily.
Are some apartments harder to finance as an investment?
Yes. High-density postcodes and certain buildings carry exposure caps at some lenders and not others, which is why we check building and postcode policy before you make an offer.
Should I use one lender for all my investment properties?
Not necessarily. Spreading loans across lenders can protect your ability to keep borrowing, depending on how your portfolio and servicing capacity are structured.
