About Serres, mortgage broker Arundel

Meet Lee Tsiboukas, Senior Mortgage Broker helping Arundel locals.

For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

  • How do first home and family buyers get into Arundel?

Arundel is an established northern family suburb, running from standard estate homes to larger blocks and pockets of acreage and rural-residential land near the Coombabah wetlands. That range means the property type, and any acreage or zoning, drives the lending as much as the buyer.

Arundel sits in the 4214 postcode. At the 2021 Census it had 11,171 residents, a median age of 41 and 4,281 private dwellings at an average of 2.7 people per household, one of the larger household sizes on the coast and a clear family profile. Median weekly household income was $1,682, so most local applications rest on two incomes rather than one.

    Deposit and property type

Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance, though 10% and 5% deposits are workable. A standard estate home is straightforward; a larger block, rural-residential zoning or acreage can reduce the number of lenders and the maximum LVR, because some cap lending on land size or zoning. Start with our borrowing power calculator, then get a real number through pre-approval.

    First home buyer schemes

Queensland's First Home Concession removes transfer duty on an established home up to $700,000, phasing out to $800,000, and the federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps. Professionals near the hospital and university may also access LMI waivers. See first home loans and professionals.

    Timing the family move

Many purchases here are timed around schools and space, so getting pre-approval in place first lets you move quickly. We also help buyers across neighbouring Parkwood, Molendinar and Coombabah.

  • How does investment lending work in Arundel?

Arundel's family housing, established estates and position near the Gold Coast University Hospital, Griffith University and the M1 give it steady tenant demand. Median weekly rent was $470 at the 2021 Census. For lending, the property type and any land size are the main variables.

A standard leased house assesses much like any investment loan: your income, the projected rent, your existing commitments and how the loan sits in your portfolio, with lenders accepting from 80% of the appraised rent upward. The suburb's stable family-tenant base tends to suit most lender models.

    Larger blocks and dual occupancy

Arundel's bigger blocks can suit a secondary dwelling or dual occupancy, and lender treatment of that second income varies sharply, from full acceptance to exclusion. Confirm both the council planning position and the lender's income treatment before committing. See our investment loan page.

    Acreage and rural-residential

Where a property sits on acreage or rural-residential zoning, some lenders cap the LVR or the land size they will fund, which changes both your deposit and your lender choice. We check this before you make an offer.

    Using equity

Many Arundel owners release equity to fund an investment, and how it is structured decides whether your servicing still works. We look at the whole portfolio rather than one transaction. See refinancing.

  • When does it make sense to refinance or upgrade an Arundel home loan?

Refinancing an Arundel loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity for a renovation or upgrade, or your income has changed. As a family suburb with a lot of active mortgages, many local owners have equity worth reviewing.

Median monthly mortgage repayments in Arundel were $2,000 at the 2021 Census. On a family-sized loan, a genuine rate review, rather than a sales pitch, is often worth more than owners expect.

    Your fixed rate is ending

The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.

    Releasing equity

If your LVR has fallen below 80% you may avoid LMI and release equity for a renovation, an investment deposit or to consolidate higher-interest debt. Consolidating stretches the term, so check the total interest, not just the monthly figure. See debt consolidation and our loan repayment calculator.

    Upsizing within Arundel

Families often move from an estate home to a larger block within the suburb. Buying before selling with bridging finance, or a deposit release against existing equity, are both options and are assessed very differently. See upsizing.

When it is not worth it

If your balance is small or fixed-rate break costs exceed the saving, staying put is the better call, and we will say so.

Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.

  • Can self-employed and complex borrowers get a loan in Arundel?

Yes, and self-employed lending is a large part of what we do. Arundel is a working family suburb, and a good share of local income comes through small business, trades and contracts alongside professional roles near the hospital and university. The right lender turns that into an approval where a bank checklist would not.

With a median household income of $1,682 a week and larger households at the 2021 Census, most Arundel applications combine two or more incomes, which is exactly where lender policy varies most.

    Sole traders and business owners

Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans.

    Two-income and professional households

Lender treatment of overtime, casual income and bonuses ranges from full acceptance to a heavy discount, and eligible professionals near the hospital and university can access LMI waivers. On a multi-income Arundel application, lender choice can move borrowing capacity by six figures. See professionals and our borrowing power calculator.

Newer ABNs, alt doc and past credit

Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase moving. A past default does not end the conversation either. See lending after credit issues.

Call Serres on 1800 040 030 to discuss your situation confidentially.

  • How do local incomes and households shape lending in Arundel?

At the 2021 Census Arundel had 11,171 residents with a median age of 41, living at an average of 2.7 people per household across 4,281 dwellings, one of the larger household sizes on the coast. Median weekly household income was $1,682, median weekly rent was $470 and median monthly mortgage repayments were $2,000.

    A family, multi-income suburb

The larger households, family-aged median and higher household income mark Arundel as a settled family suburb where most applications rest on two or more incomes rather than one. In practice that means family-sized loans, and lender treatment of second incomes, overtime and self-employed income is the biggest variable.

    Estates, larger blocks and acreage

Standard estate homes, larger blocks and pockets of acreage all sit within the suburb, and each is funded differently. Land size and rural-residential zoning are the things most likely to cap a lender's LVR or rule it out.

What this means for your application

For an Arundel purchase or refinance, matching your income mix and the specific property to the right lender is the biggest single variable in the outcome. See home loans.
