About Serres, mortgage broker Benowa

Meet Lee Tsiboukas, Senior Mortgage Broker helping Benowa locals.

For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

  • How do first home and family buyers get into Benowa?

Benowa is one of the Gold Coast's established family suburbs, valued for its school catchments, the Benowa Gardens shopping precinct and proximity to the Pindara medical precinct. It is a houses-and-established-homes market rather than high-rise, which shapes both the price point and the lending.

Benowa sits in the 4217 postcode. At the 2021 Census it had 9,889 residents, a median age of 44 and 3,903 private dwellings at an average of 2.7 people per household, the largest household size of the inner suburbs. Home ownership is high and only around 22% of dwellings were rented, a settled owner-occupier profile that lenders view favourably.

    Deposit and schemes

Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance. Queensland's First Home Concession removes transfer duty on an established home up to $700,000, phasing out to $800,000, and the federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps. See first home loans and our borrowing power calculator.

    Buying for the school catchment

A lot of Benowa purchases are timed around school enrolment, which puts pressure on settlement dates. Getting pre-approval in place first lets you move quickly when the right home in the catchment comes up.

    Professionals

Given the medical precinct nearby, many local buyers qualify for LMI waivers to 90% and sometimes 95%, which changes the deposit maths on a family home. See professionals. We also help buyers across neighbouring Bundall, Ashmore and Clear Island Waters.

Call Serres on 1800 040 030 for a free assessment of your Benowa options.

  • Can professionals and self-employed buyers get a loan in Benowa?

Yes, and both are common here. Benowa's proximity to the Pindara medical precinct and its private schools draws doctors, specialists and other professionals, alongside business owners from the surrounding suburbs. The right lender can turn that income profile into a real advantage.

With a median household income of $1,918 a week at the 2021 Census, many local applications rest on professional or business income rather than a standard salary, which is exactly where lender policy varies most.

    LMI waivers for eligible professions

A handful of lenders waive Lenders Mortgage Insurance to 90% and sometimes 95% for eligible professions including medical, dental, legal and accounting. On a Benowa family home that changes the deposit maths considerably, and eligibility criteria differ between lenders. See professionals and healthcare workers.

    Self-employed and business income

Add-backs, retained profits and trust distributions are assessable with the right lender and invisible to another, and some lenders use your most recent year alone rather than a two-year average. See self-employed home loans.

    Registrars, contracts and newer income

Locum, registrar and contract medical income can still be assessed favourably by the right lender, even without a full two-year history. Start with our borrowing power calculator.

Call Serres on 1800 040 030 to discuss your situation confidentially.

  • How does investment and waterfront lending work in Benowa?

Benowa holds a mix of standard family homes and waterfront blocks along the Nerang River and local canals, and median weekly rent was a strong $580 at the 2021 Census. For lending, the property type and any water frontage are the main variables.

A standard leased house here assesses much like any investment loan: your income, the projected rent, your existing commitments and how the new loan sits in your portfolio, with lenders accepting from 80% of the appraised rent upward. The suburb's stable, family-tenant demand tends to suit most lender models.

    Waterfront valuations

Waterfront and canal homes can attract a wide range of valuations, which some lenders price for and others avoid. We check likely appetite across the panel before you commit, so a soft valuation does not derail the purchase. See investment loans.

    Renovating an established home

Much of Benowa's stock is established, so cosmetic renovation is common. If you are borrowing for works, the lender will usually want the scope and costings first, and a structural renovation may need to be funded as a construction loan rather than a simple equity release. See construction lending.

    Using equity

With high ownership rates locally, releasing equity to fund an investment or upgrade is common, and how it is structured decides whether your servicing still works. See refinancing.

Call Serres on 1800 040 030 to talk through Benowa investment or waterfront finance.

  • When does it make sense to refinance or upgrade a Benowa home loan?

Refinancing a Benowa loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity for a renovation or upgrade, or your income has changed. With a settled owner-occupier base, a lot of Benowa owners are sitting on equity they have not reviewed.

Median monthly mortgage repayments in Benowa were $2,167 at the 2021 Census. A genuine rate review, rather than a sales pitch, is often worth more than owners expect on a family-sized loan.

    Your fixed rate is ending

The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.

    Releasing equity

If your LVR is below 80% you may avoid LMI and release equity for a renovation, an investment deposit or to consolidate higher-interest debt. Consolidating stretches the term, so check the total interest, not just the monthly figure. See debt consolidation and our loan repayment calculator.

    Upsizing within Benowa

Families often outgrow their first Benowa home. Buying before selling with bridging finance, or a deposit release against existing equity, are both options and are assessed very differently. See upsizing.

Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.

  • How do local incomes and households shape lending in Benowa?

At the 2021 Census Benowa had 9,889 residents with a median age of 44, living at an average of 2.7 people per household across 3,903 dwellings. Median weekly household income was $1,918, median weekly rent was $580 and median monthly mortgage repayments were $2,167.

    A settled family suburb

Larger households, a mature median age and high home ownership, with only around 22% of dwellings rented, mark Benowa as an established owner-occupier suburb. In practice that means family-sized loans, buyers timing purchases around schools, and a lot of owners holding equity worth reviewing.

    A professional income base

Proximity to the Pindara medical precinct and the local private schools gives Benowa a strong professional and medical cohort, which opens LMI waivers and sharper terms with the right lenders, provided the application is placed with one whose eligibility list covers the profession.

What this means for your application

For a Benowa purchase or refinance, matching your income type and any water frontage to the right lender is the biggest single variable in the outcome. See home loans.
