About Serres, mortgage broker Chevron Island

Meet Lee Tsiboukas, Senior Mortgage Broker helping Chevron Island locals.

For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

  • How do buyers get into the Chevron Island market?

Chevron Island is a compact, walkable island suburb between Surfers Paradise and the HOTA arts precinct, mixing low-rise apartments, houses and a lively café and dining strip along Thomas Drive. That mix of unit and house stock, in a lifestyle location, drives the lending.

Chevron Island sits in the 4217 postcode, within the Surfers Paradise locality. Its low-rise apartments and older houses make it more approachable than the surrounding high-rise, which draws first home buyers, downsizers and investors alike.

    Deposit and property type

Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance, though 10% and 5% deposits are workable. A house is straightforward; an apartment carries a minimum internal size rule and building exposure caps at some lenders, and an older or very small unit is harder again. Start with our borrowing power calculator, then get a real number through pre-approval.

    First home buyer schemes

Queensland's First Home Concession removes transfer duty on an established home up to $700,000, which covers many Chevron Island units, phasing out to $800,000. The federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps. See first home loans.

    Send us the building first

On an apartment, send us the address and we'll tell you which of our 70+ lenders will fund it before you offer. See apartment loans. We also help buyers across neighbouring Surfers Paradise, Isle of Capri and Bundall.

  • How does investment and apartment lending work on Chevron Island?

Chevron Island has strong tenant demand thanks to its café precinct, its walk-to-Surfers-Paradise location and the nearby HOTA arts precinct. For lending, the property type and the specific building are the main variables, since the island mixes low-rise apartments, houses and some canal-edge stock.

A standard leased apartment or house assesses much like any investment loan, with lenders accepting from 80% of the appraised rent upward. Older or small units are a different story, because fewer lenders will fund them.

    Apartment policy and minimum size

Lenders apply a minimum internal living area, often 40 to 50 square metres, and cap how many units they will hold in a single building. On Chevron Island's low-rise stock, size and building exposure decide many applications, so we check the specific building before you offer. See our investment loan page.

    Body corporate and older strata

Body corporate records, the sinking fund position and any building age or defect issues matter to a lender, and some are more comfortable with older strata than others. See strata and unit lending.

    Using equity

Investors often fund a Chevron Island purchase by releasing equity from another property, and how it is structured decides whether your servicing still works. See refinancing and equity release.

Call Serres on 1800 040 030 to talk through Chevron Island investment finance.

  • When does it make sense to refinance a Chevron Island home loan?

Refinancing a Chevron Island loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity, or your income has changed. On an apartment, though, the valuation that comes back can make or break the exercise.

A sharper rate or a better structure is worth reviewing, particularly as an early-career or investment income grows over time.

    Your fixed rate is ending

The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.

    You have built equity

If your LVR has fallen below 80% you may avoid LMI on a new loan and release equity for an investment deposit or to consolidate higher-interest debt. Consolidating stretches the term, so check the total interest, not just the monthly figure. See debt consolidation and our loan repayment calculator.

    The apartment valuation catch

Two lenders can value the same Chevron Island unit very differently, and a soft valuation can wipe out the benefit of switching. We check likely valuation appetite across the panel before you lodge, not after. See refinancing.

When it is not worth it

If your balance is small or fixed-rate break costs exceed the saving, staying put is the better call, and we will tell you so.

Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.

  • Can self-employed and complex borrowers get a loan on Chevron Island?

Yes, and self-employed lending is a large part of what we do. Chevron Island's café precinct, hospitality and creative sectors mean a good share of local income comes through small business, contracts and variable work rather than a single salary. The right lender turns that into an approval where a bank checklist would not.

What matters is which lender reads that income properly, because policy on non-salary income varies more than most borrowers expect.

    Sole traders and business owners

Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans.

    Casual, hospitality and variable income

Lender treatment of casual, part-time and hospitality income ranges from full acceptance to a heavy discount, and that difference can move borrowing capacity by six figures. Start with our borrowing power calculator.

Newer ABNs, alt doc and past credit

Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase moving. A past default does not end the conversation either. See lending after credit issues.

Call Serres on 1800 040 030 to discuss your situation confidentially.

  • How do local incomes and households shape lending on Chevron Island?

Chevron Island is reported by the Australian Bureau of Statistics within the wider Surfers Paradise locality rather than as a separate area. At the 2021 Census that locality had 26,412 residents with a median age of 42, living at an average of 1.9 people per household, with a median weekly household income of $1,323 and median weekly rent of $410.

    A lifestyle island within a high-density locality

Chevron Island sits at the lower-rise, walkable end of the Surfers Paradise locality, mixing apartments and houses rather than the towers that drive the area's high-density averages. In practice that means a blend of first home, downsizer and investor applications, where lender policy on apartment stock and on variable income is decisive.

    Apartments, houses and canal edges

Low-rise units, older houses and some canal-edge property make up the island, and each is funded differently. Minimum internal size, building age and body corporate position are the things most likely to move a lender's decision on the unit stock.

What this means for your application

For a Chevron Island purchase or refinance, matching your income type and the specific property to the right lender is the biggest single variable in the outcome. See home loans.
