About Serres, mortgage broker Coomera

Meet Lee Tsiboukas, Senior Mortgage Broker helping Coomera locals.

For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.

There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.

Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

2. We find better loan options.

Fixed-price building contracts, new-estate valuations and townhouse body corporate all change how a lender assesses a Coomera purchase. We explain what applies in plain English. Building? See construction loans.

3. Get approved.

With 70+ lenders we place your file where it fits and negotiate from there. First home buyer, building or investing in the corridor, the right lender reads new-build and self-employed files properly. See first home loans.

  • How do first home buyers get into the Coomera market?

Coomera is the Gold Coast's biggest growth corridor, built around new estates, house-and-land packages, townhouses, canal homes at Coomera Waters, Westfield Coomera and the train line. Most buyers here are young families and first home buyers, and whether you are buying established, building or buying off the plan changes the lending.

Coomera sits in the 4209 postcode. At the 2021 Census it had 20,225 residents, a median age of just 29, one of the youngest on the coast, and 6,957 private dwellings at an average of 3.1 people per household. Median weekly household income was $1,930, most of it from two working incomes.

    Deposit and property type

Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance, but 10% and 5% deposits are common here. A completed house is straightforward; a new build, an off-the-plan townhouse or a house-and-land contract is assessed differently, on valuation and settlement timing. Start with our borrowing power calculator, then get a real number through pre-approval.

    First home buyer schemes

Queensland's First Home Concession removes transfer duty on an established home up to $700,000, phasing out to $800,000. The federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps, and separate concessions apply to first home vacant land and new builds, which suit Coomera's house-and-land market. Eligibility and amounts change, so confirm your position. See first home loans.

    Off-the-plan caution

Off-the-plan and new-build finance depends on how a lender values the completed property against the contract price, so we assess this before you commit. We also help buyers across neighbouring Oxenford, Upper Coomera and Hope Island.

Call Serres on 1800 040 030 for a free assessment of your Coomera options.

  • How do construction and house-and-land loans work in Coomera?

Coomera has more building and house-and-land activity than almost anywhere on the coast, so construction finance is a big part of local lending. A construction loan works very differently from a standard home loan, and getting the structure right keeps your builder moving and your costs under control.

With a median age of 29 and larger households at the 2021 Census, Coomera is dominated by young families, many of them building their first home in a new estate.

    How a construction loan works

A construction loan releases funds in progress payments at slab, frame, lockup, fixing and completion, with interest charged only on the amount drawn. Lenders assess the fixed-price building contract alongside the land value, and valuation practice differs considerably between lenders. See construction loans.

    House-and-land and new-estate limits

Some lenders cap how many homes they will fund in a single new estate, or assess new stock more conservatively on valuation. We check this before you sign a contract. Budget for the full cost including site works, which many fixed-price contracts leave out.

    Off-the-plan townhouses

Off-the-plan townhouse settlement risk depends on how a lender values the completed property against the contract price, and body corporate costs matter too. We assess both before you commit. See strata and unit lending.

  • How does investment lending work in the Coomera growth corridor?

Coomera's rapid population growth, new infrastructure, Westfield centre and train line make it a popular investment corridor. Median weekly rent was $450 at the 2021 Census. For lending, the property type and whether it is new or established are the main variables.

A standard leased house assesses much like any investment loan, with lenders accepting from 80% of the appraised rent upward. New estate homes and off-the-plan townhouses carry their own valuation and settlement considerations.

    New-estate and off-the-plan valuations

Lenders assess new and off-the-plan stock differently, and some limit exposure to a single estate or development. A valuation that comes in under the contract price is the main risk in a fast-growing corridor, so we check appetite before you commit. See our investment loan page.

    Townhouses and body corporate

Much of Coomera's investment stock is townhouses, so body corporate records and the sinking fund position matter to the lender. See strata and unit lending.

    Dual income and growth

Some larger Coomera blocks suit a secondary dwelling, and lender treatment of that second income varies sharply. We map the return against your wider position, on the Gold Coast or anywhere you invest. See refinancing and equity release.

Call Serres on 1800 040 030 to talk through Coomera investment finance.

  • Can self-employed and complex borrowers get a loan in Coomera?

Yes, and self-employed lending is a large part of what we do. Coomera is a young, working-family corridor, and a good share of local income comes through trades, small business, casual and contract work rather than a single salary. The right lender can turn that into an approval where a bank checklist would not.

With a median household income of $1,930 a week and larger households at the 2021 Census, most Coomera applications combine two incomes or rely on trades and business income, which is exactly where lender policy varies most.

    Sole traders and tradespeople

Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans.

    Casual, part-time and overtime income

Lender treatment of casual, part-time and overtime income ranges from full acceptance to a heavy discount, and on a two-income Coomera application that difference can move borrowing capacity by six figures. Start with our borrowing power calculator.

Newer ABNs, alt doc and past credit

Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase or build moving. A past default does not end the conversation either. See lending after credit issues.

Call Serres on 1800 040 030 to discuss your situation confidentially.

  • How do local incomes and households shape lending in Coomera?

At the 2021 Census Coomera had 20,225 residents with a median age of just 29, one of the youngest on the Gold Coast, living at an average of 3.1 people per household across 6,957 dwellings. Median weekly household income was $1,930, median weekly rent was $450 and median monthly mortgage repayments were $2,000.

    A young, fast-growing corridor

The very young median age, large households and rapid population growth mark Coomera as a first home and building corridor rather than an established or retiree suburb. In practice that means a high share of first home buyers, construction and house-and-land finance, and two-income applications, where lender policy on new stock and on combined income is decisive.

    New builds, townhouses and estates

House-and-land, off-the-plan townhouses, new estate homes and canal properties at Coomera Waters all sit within the suburb, and each is funded differently. New-build valuations and estate exposure limits are the things most likely to move a lender's decision.

What this means for your application

For a Coomera purchase or build, matching your income type and the specific property or contract to the right lender is the biggest single variable in the outcome. See home loans.
