About Serres, mortgage broker Labrador
Meet Lee Tsiboukas, Senior Mortgage Broker helping Labrador locals.
For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

FAQs.
Home loans should be simple, transparent and tailored to you. Here are the questions we're asked most often, with no jargon - just straight answers.
How do first home buyers get into the Labrador market?
Labrador is one of the more affordable places to buy on the Broadwater, mixing older houses, units and some high-rise a short walk from the water. That relative affordability makes it a common entry point for first home buyers and investors, and the property type you choose drives the lending.
Labrador sits in the 4215 postcode. At the 2021 Census it had 18,643 residents, a median age of 45 and 9,451 private dwellings at an average of just 2.0 people per household, a mix of small households, renters and older owners. Median weekly household income was $1,188, below the Gold Coast median, so getting the deposit and lender right matters.
Deposit and property type
Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance, but plenty of Labrador buyers get in on less, with 10% common and 5% possible. A house is straightforward; an older or small unit, or a Broadwater high-rise, carries minimum internal size rules and building exposure caps at some lenders. Start with our borrowing power calculator, then get a real number through pre-approval.
First home buyer schemes
Queensland's First Home Concession removes transfer duty on an established home up to $700,000, which covers most Labrador stock, phasing out to $800,000. The federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps. See first home loans.
Send us the building first
On a unit or apartment, send us the address and we'll tell you which of our 70+ lenders will fund it before you offer. See apartment loans. We also help buyers across neighbouring Southport, Biggera Waters and Runaway Bay.

How does investment and apartment lending work in Labrador?
Labrador's affordability and its Broadwater position give it steady rental demand across houses and units, close to Southport, the hospital precinct and Harbour Town. Median weekly rent was $380 at the 2021 Census. For lending, the property type and the specific building are the main variables.
A standard leased house or unit assesses much like any investment loan, with lenders accepting from 80% of the appraised rent upward. Older, small or high-rise units are a different story, because fewer lenders will fund them and some decline the security type outright.
High-density and older units
Lenders apply a minimum internal living area, often 40 to 50 square metres, and cap how many units they will hold in a single building. Older Labrador units and Broadwater towers can fall foul of both, so we check the specific building before you offer. See our investment loan page.
Body corporate and strata
Body corporate records, the sinking fund position and any building defects matter to a lender, and some are more comfortable with older strata than others. See strata and unit lending.
Using equity
Investors often fund a Labrador purchase by releasing equity from another property. How it is structured decides whether your servicing still works, so we look at the whole portfolio. See refinancing.

When does it make sense to refinance a Labrador home loan?
Refinancing a Labrador loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity, or your income has changed. On an older unit or Broadwater apartment, though, the valuation that comes back can make or break the exercise.
Median monthly mortgage repayments in Labrador were $1,517 at the 2021 Census, lower than the coast average, which reflects the suburb's affordability. Even so, a sharper rate or a better structure is worth reviewing, particularly as an income grows.
Your fixed rate is ending
The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.
You have built equity
If your LVR has fallen below 80% you may avoid LMI and release equity for an investment deposit or to consolidate higher-interest debt. Consolidating stretches the term, so check the total interest, not just the monthly figure. See debt consolidation and our loan repayment calculator.
The apartment valuation catch
Two lenders can value the same Labrador unit very differently, and a soft valuation can wipe out the benefit of switching. We check likely valuation appetite across the panel before you lodge, not after. See refinancing.
When it is not worth it
If your balance is small or fixed-rate break costs exceed the saving, staying put is the better call, and we will tell you so.
Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.
Can self-employed and complex borrowers get a loan in Labrador?
Yes, and self-employed lending is a large part of what we do. Labrador is a diverse, working suburb, and a good share of local income comes through trades, small business, casual and contract work rather than a single salary. The right lender can turn that into an approval where a bank checklist would not.
With a median household income of $1,188 a week at the 2021 Census, many local applications combine incomes or rely on variable earnings, which is exactly where lender policy varies most and where the right choice can change your borrowing capacity.
Sole traders and tradespeople
Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans.
Casual, part-time and overtime income
Lender treatment of casual, part-time and overtime income ranges from full acceptance to a heavy discount, and on a Labrador application that difference can move borrowing capacity by six figures. Start with our borrowing power calculator.
Newer ABNs, alt doc and past credit
Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase moving. A past default does not end the conversation either, since specialist lenders price for risk rather than refusing outright. See lending after credit issues.

How do local incomes and households shape lending in Labrador?
At the 2021 Census Labrador had 18,643 residents with a median age of 45, living at an average of just 2.0 people per household across 9,451 dwellings. Median weekly household income was $1,188, median weekly rent was $380 and median monthly mortgage repayments were $1,517.
An affordable, mixed suburb
Small households, a broad age range and a lower median income than the surrounding canal suburbs mark Labrador as one of the Broadwater's more affordable and diverse areas. In practice that means a high share of first home buyers, investors and self-employed or casual-income applicants, where lender policy on income and on older unit stock is decisive.
Houses, units and Broadwater high-rise
Labrador's built form spans older houses, walk-up units and Broadwater apartment towers, and each is funded differently. Minimum internal size, building age and body corporate position are the things most likely to move a lender's decision on the unit stock.
What this means for your application
For a Labrador purchase or refinance, matching your income type and the specific property to the right lender is the biggest single variable in the outcome. See home loans.
