About Serres, mortgage broker Oxenford
Meet Lee Tsiboukas, Senior Mortgage Broker helping Oxenford locals.
For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

FAQs.
Home loans should be simple, transparent and tailored to you. Here are the questions we're asked most often, with no jargon - just straight answers.
How do first home and family buyers get into Oxenford?
Oxenford is an affordable young-family suburb in the northern Gold Coast, close to the theme parks, the M1 and the Coomera growth corridor. Its estate homes and relative affordability make it a common entry point for first home buyers and young families, and that shapes the lending.
Oxenford sits in the 4210 postcode. At the 2021 Census it had 12,273 residents, a median age of 37 and 4,588 private dwellings at an average of 2.8 people per household, a clear young-family profile. Median weekly household income was $1,832, and notably far more owners here hold a mortgage than own outright, so it is a very active borrowing suburb.
Deposit and schemes
Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance, but plenty of Oxenford buyers get in on less: 10% is common and 5% is possible. Queensland's First Home Concession removes transfer duty on an established home up to $700,000, which covers most Oxenford stock, phasing out to $800,000. The federal First Home Guarantee allows a 5% deposit with no LMI within 2026 price caps. See first home loans and our borrowing power calculator.
Newer estate stock
Some Oxenford homes are in newer estates with covenants, and townhouse purchases carry body corporate records that a lender will want to see. We check these upfront. See strata and unit lending.
Timing the move
Many purchases here are timed around schools and space, so getting pre-approval in place first lets you move quickly. We also help buyers across neighbouring Coomera, Helensvale and Upper Coomera.

How does investment lending work in Oxenford?
Oxenford's family housing, affordability and position near the theme parks, the M1 and the growth corridor give it steady tenant demand. Median weekly rent was $435 at the 2021 Census. For lending, the property type is the main variable, since the suburb spans standard houses, newer estate homes and townhouses.
A standard leased house assesses much like any investment loan: your income, the projected rent, your existing commitments and how the loan sits in your portfolio, with lenders accepting from 80% of the appraised rent upward. The suburb's stable working-family tenant base tends to suit most lender models.
Townhouses and body corporate
Where the investment is a townhouse, body corporate records and the sinking fund position matter to the lender, and some are more comfortable with these than others. See strata and unit lending.
Newer estate valuations
In newer estates, lenders assess new stock differently on valuation and can limit how many homes they will fund in one estate. We check this before you commit. See our investment loan page.
Using equity
Many owners release equity to fund an investment, and how it is structured decides whether your servicing still works. Interest-only, offset and how rental income is counted all shape the return. See refinancing and equity release.

When does it make sense to refinance or upgrade an Oxenford home loan?
Refinancing an Oxenford loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity for a renovation or upgrade, or your income has changed. Oxenford has one of the higher shares of mortgage holders on the coast, so a genuine rate review is worth real money to a lot of local households.
Median monthly mortgage repayments in Oxenford were $1,800 at the 2021 Census. As a young household's income grows, a sharper rate or a better structure is often worth reviewing.
Your fixed rate is ending
The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.
You have built equity
If your LVR has fallen below 80% you may avoid LMI on a new loan and release equity for a renovation, an investment deposit or to consolidate higher-interest debt. Consolidating unsecured debt into a mortgage lowers the rate but stretches the term, so check the total interest. See debt consolidation and our loan repayment calculator.
Upsizing within Oxenford
Growing families often move up within the suburb or into the Coomera corridor. Buying before selling with bridging finance, or a deposit release against existing equity, are both options and are assessed very differently. See upsizing.
When it is not worth it
If your balance is small or fixed-rate break costs exceed the saving, staying put is the better call, and we will say so.
Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.
Can self-employed and complex borrowers get a loan in Oxenford?
Yes, and self-employed lending is a large part of what we do. Oxenford is a young, working-family suburb, and a good share of local income comes through trades, small business, casual and contract work rather than a single salary. The right lender can turn that into an approval where a bank checklist would not.
With a median household income of $1,832 a week and larger households at the 2021 Census, most Oxenford applications combine two incomes or rely on variable earnings, which is exactly where lender policy varies most.
Sole traders and tradespeople
Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans.
Casual, part-time and overtime income
Lender treatment of casual, part-time and overtime income ranges from full acceptance to a heavy discount, and on a two-income Oxenford application that difference can move borrowing capacity by six figures. Start with our borrowing power calculator.
Newer ABNs, alt doc and past credit
Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase moving. A past default does not end the conversation either. See lending after credit issues.

How do local incomes and households shape lending in Oxenford?
At the 2021 Census Oxenford had 12,273 residents with a median age of 37, living at an average of 2.8 people per household across 4,588 dwellings. Median weekly household income was $1,832, median weekly rent was $435 and median monthly mortgage repayments were $1,800.
A young, mortgaged family suburb
The younger median age, larger households and very high share of mortgage holders mark Oxenford as an active young-family suburb rather than an investor or retiree one. In practice that means a lot of first home, upgrade and refinance activity, and family-sized loans where lender selection on income treatment is decisive.
Estates and newer stock
Standard houses, newer estate homes and townhouses all sit within the suburb, and each is funded differently. Estate covenants, new-build valuations and townhouse body corporate costs are the things most likely to move a lender's decision.
What this means for your application
For an Oxenford purchase or refinance, matching your income type and the specific property to the right lender is the biggest single variable in the outcome. See home loans.
