About Serres, mortgage broker Sanctuary Cove
Meet Lee Tsiboukas, Senior Mortgage Broker helping Sanctuary Cove locals.
For over 15 years Lee has run a private REIT with a diverse property portfolio — the foundation of Serres Property Finance. The business came out of something he kept noticing: lending is constantly evolving, and so are clients' needs.
There was a time when your bank manager knew you, and trust and service mattered more than a credit file. Then the GFC hit, the Banking Royal Commission followed, and the doors got harder to open — especially for complex borrowers like the self-employed, investors and first home buyers. Now, knowing which lender to approach and what they'll actually say yes to makes all the difference.
Lee's family are property owners and investors themselves. They started with one investment property in Newtown, then moved into care facilities and multi-storey residential development. So whether you're buying your first home, building toward retirement, or running a development, Lee knows the challenges you face and how to get the right outcome.

Home loans should be simple, transparent and tailored to you. Here are the questions we're asked most often, with no jargon - just straight answers.
How do buyers get into the Sanctuary Cove market?
Sanctuary Cove is the Gold Coast's original gated resort community, built around two championship golf courses, a marina and the Marine Village. Buying here means a prestige, security-gated property, and above all a lender whose valuation and policy appetite match a resort title.
Sanctuary Cove sits in the 4212 postcode, within the Hope Island locality. The homes range from golf-frontage villas to canal and marina residences and resort apartments, generally at a higher price point than the surrounding suburbs, so loan sizes and lender selection matter more than usual.
Deposit and valuation
Budget 20% plus costs for the widest lender choice and no Lenders Mortgage Insurance. On golf, canal and marina property the valuation is the bigger variable, and above a certain price fewer lenders will hold the loan at a high LVR. Start with our borrowing power calculator, then get a real number through pre-approval.
Gated community and body corporate
Sanctuary Cove is a secured, master-planned estate with body corporate and community levies, and a lender will want those records and the sinking fund position. Some lenders are more comfortable with high resort levies and 24-hour security estates than others, so we check the specific title upfront. See prestige homes.
Eligible professionals
Doctors, dentists, lawyers, accountants and some other professions can access LMI waivers to 90% and sometimes 95%, which matters at Sanctuary Cove price points. See professionals. We also help buyers across neighbouring Hope Island, Helensvale and Coomera.

How does investment and resort lending work in Sanctuary Cove?
Sanctuary Cove's resort lifestyle, marina, golf and prestige homes give it strong, higher-end appeal to both owner-occupiers and investors. For lending, the property type, any water or golf frontage, and the gated-community title are the main variables, and each narrows the lender panel.
A standard leased villa or home assesses much like any investment loan, with lenders accepting from 80% of the appraised rent upward. Marina-berth, golf-frontage and resort-apartment stock add valuation and policy layers that some lenders price for and others avoid.
Marina, golf and gated valuations
A marina berth, golf outlook or high community levy all widen the range of lender valuations on the same property, and on higher-value investments servicing and exposure policy also tighten. We check appetite across the panel before you commit. See our investment loan page.
Resort apartments and letting
Some resort apartments sit in letting pools or carry management rights, and not every lender accepts that income or security type. Send us the property before you offer. See apartment loans.
Using equity
With high local values, many owners release equity to fund an investment, and how it is structured decides whether your servicing still works. See refinancing.

When does it make sense to refinance a Sanctuary Cove home loan?
Refinancing a Sanctuary Cove loan usually makes sense when your fixed rate is ending, you have built equity to fall below 80% LVR, you want to release equity, or your income has changed. With the loan sizes common in a prestige gated resort, even a small rate difference is worth real money.
Loan sizes in Sanctuary Cove run higher than most northern suburbs, and mortgage costs in the surrounding Hope Island locality sat at a median of $2,200 a month at the 2021 Census. That is exactly the setting where a genuine rate review pays off.
Your fixed rate is ending
The revert rate a lender rolls you onto is rarely their best offer. Start two to three months before expiry, because a refinance takes weeks.
Releasing equity the right way
If your LVR has fallen below 80% you may avoid LMI and release equity for a renovation, a second property or an investment deposit. Consolidating other debt into the mortgage lowers the rate but stretches the term, so check the total interest. See debt consolidation and our loan repayment calculator.
The gated and waterfront valuation catch
Community levies and valuations on golf, canal and marina property can both affect a refinance, and two lenders can reach different figures on the same home. We check appetite across the panel before you lodge. See refinancing.
When it is not worth it
If your balance is small or fixed-rate break costs exceed the saving, staying put is the better call, and we will tell you so.
Call Serres on 1800 040 030 for an honest read on whether refinancing suits you.
Can self-employed, self-funded and complex borrowers buy in Sanctuary Cove?
Yes, and both self-employed and self-funded lending are common here. Sanctuary Cove, within the older and affluent Hope Island locality, is home to a large share of business owners, self-funded retirees and investors whose income rarely arrives as a simple payslip.
What matters is which lender reads that income properly, because policy on non-salary income varies more than most borrowers expect, and it matters even more at the higher loan sizes common here.
Business owners and sole traders
Most lenders want two years of company and personal returns and notices of assessment. Add-backs such as depreciation, one-off expenses, additional super and interest on debt being refinanced can lift assessable income, and lenders differ on which they accept. Some use your most recent year alone. See self-employed home loans and business owner lending.
Self-funded and investment income
Dividends, rental income, trust distributions and superannuation drawdowns are all assessable with the right lender, though policy varies on how much of each is counted, particularly where a loan term runs past retirement age. See downsizing and retiree lending.
Alt doc where needed
Trading under two years, or your latest financials not lodged? Alt doc lending on BAS or an accountant's declaration keeps a purchase moving. Start with our borrowing power calculator.

How do local incomes and households shape lending in Sanctuary Cove?
Sanctuary Cove is a gated community within the Hope Island locality, which the Australian Bureau of Statistics reports together rather than as a separate area. At the 2021 Census the Hope Island locality, which includes Sanctuary Cove, had 14,522 residents with a median age of 50, living at an average of 2.4 people per household. Median weekly household income was $1,934, median family income was $2,212, median weekly rent was $550 and median monthly mortgage repayments were $2,200.
An affluent, established resort community
The higher income, mature median age and high home ownership across the locality mark it as an affluent owner-occupier area with a strong self-funded, downsizer and retiree presence. Within it, Sanctuary Cove sits at the prestige end. In practice that means larger loan sizes, a lot of equity in play, and applications that often rest on business or investment income, so lender selection is decisive.
Golf, marina and gated stock
Golf-frontage villas, canal and marina homes and resort apartments make up the estate, and each is funded differently. Water and golf frontage, community levies and resort-style titles are the things most likely to move a lender's valuation and decision.
What this means for your application
For a Sanctuary Cove purchase or refinance, choosing the lender whose valuation and income policy fit your situation is the biggest single variable in the outcome. See home loans.
